A Blast From the Past: Fennell & Assocaites Fred Miller & Tom Young put their Mark in Downtown Reno’s History!

Fred Miller & Tom Young of Fennell & Assocaites Commercial Real Estate Solutions represented Ryan Gold & Justin Owen in the lease of a vacant office building at 150 N. Arlington Ave. After a considerable investment was spent on TI’s, Ryan & Justin created the infamous Imperial Lounge!

When Ryan Gold and Justin Owen set out to create the Imperial Bar and Lounge in March of 2007, they wanted to create a casual atmosphere downtown, separate from the tourist scene.They succeeded! The Imperial Lounge attracts a college and business professional demographics. Imperial’s happy hours last from 5 to 7 p.m., resuming from 10 p.m. to midnight. Fred Miller and Tom Young have sold Ryan & Justin several other properties in the Reno area on West and East 4th Street contributing to the success and boom of Commercial Retail Leasing & Sales in Downtown Reno. 

In addition to the Imperial Bar & Lounge, Ryan & Justin have opened The Lincoln Lounge, located at the location of the old Reno Jazz Club, right across the street from Louis’ Basque Corner. The first thing you’ll notice about LL is the stark, black exterior…  No external signage, and no real way of knowing the place is there. This is intentional, as they’re going for kind of a speak-easy feel.

Once you walk in the door, the atmosphere is .In keeping with the speak-easy feel. There’s two main seating areas, with antique furniture.  There’s old school high backs, with lots of scrolled wood work, velvet couches, and the entire theme is based upon Abraham Lincoln.  The walls, decorated with pictures of our late president Abraham Lincoln,have this foil wall paper with a velvet like material in fleur-de-lis patterns – it would be gaudy in most places, but it works for this place.  The molding and the bar front have been  recycled and refinished from a previous bar. There’s a second room with shuffleboard, and some more traditional seating. The patio is now open for summer! The Lincoln Lounge is an eclectic mix of the roaring 20′s meets Disneyland Haunted House.

   Aside from the tax advantages we reap as business owners in Nevada, a long train of additional benefits have surfaced recently and deemed the Silver State as one of the most preferable locations to operate a successful business. Cali residents are a bit jealous, I think. Many think it’s only going to get worse for Californians &  frequent border crossing is in Reno’s immediate future.  What does this do for the Commercial Real Estate Industry? Nothing but generate heaps of business. I feel proud to be a Nevadan working in the Commercial Real Estate Industry right now. As a former native of San Diego California, I’m glad I moved up here when I did, 7 years ago. Just in time to miss out on California’s Giant Debt Attack.  Check out the article below!

Town Printing their own Currency? Can Reno do this?

An interesting idea for interesting economic times…  The town of Berkshire, Massachusetts decided in the Fall of 2006 to start printing their own form of currency. Berkshire Inc., a local non-profit organization, teamed up with local businesses, banks, and other non-profits to launch Berkshares. This genius idea has created a sense of empowerment for the community & possible economic independence for  local businesses and merchants. Is it an option for Reno?

We could call it “RenoBucks” , where the Buck stops here! Any thoughts?

Cathy Shank      Congratulations to Fenell & Associates’ Cathy Shanks for winning “Rookie of the Year” at the 4th Annual Summit Awards this Saturday the 25th in Reno, Nevada. The theme was 1930′s flapper & gangster style (think Bonnie ; Clyde & Dick Tracy). Shanks award criteria was based upon gross commissions and number of deals in 2008. The ”Rookie” status also means Broker of only 12 months! Great Job Cathy! Keep up the hard work!  The Summit Awards, held at the Silver Legacy’s Grand Exposition Hall,  celebrated Developers, Brokers, Property Managers, and all other facets of Commercial Real Estate.

Reno Land Owner Gets Creative!

 Reno, Nevada land owner gets creative during the real estate slow-down… The investors, lead by Nello Gonfiantini, own a vacant riverfront parcel across the street from the new Triple A baseball park in downtown Reno. Nello, fenced off the site and set up a parking lot for baseball fans. He invited a local caterer to serve BBQ’d goodies, men wielding fire, a local bar to serve beer, and had a live band playing for the opening day at the Reno Aces Ballpark. Nello wasn’t the only land owner with this creative idea. Many of the Builders in town that have vacant lots downtown joined in on the parking lot fun as well. With all the new Commercial Real Estate activity surrounding the Reno Aces Ballpark going on in Downtown Reno, parking has become an issue lately. While city planners are hard at work on this issue, downtown land owners took immediate action. It was a victorious opening day for the Reno Aces and an exciting plethora of AstroTurf & Aces tailgaters inhabiting the streets of downtown Reno. Nello’s vacant parcel is one of the few remaining on the river and is ready for development!

South Meadows Office Lease – Happy Landlord

     There is at least one happy office landlord in South Meadows. The office building at 9450 Double R is now 100% leased.  Ron Boles, CCIM with Fennell and Associates has represented the landlord over the past several years and recently leased the last vacant space of 2,810 square feet to Cyanco Holding Corp., a mining supply compan.
      A couple of years ago the major tenant in the building had decided to not to renew their lease and reduce their overhead by moving to different building with a smaller space and less rent. With the assistance of Ron Boles the landlord was able to keep the tenant for an additional 5 years by reducing the rent and the amount of space the tenant occupied. Given the raising vacancy rates and lowering rental rates in the office market this turned out to be a very smart move for the landlord.
